Common questions

Using this guide

How do I know which opportunity fits me?+

Start with the goal you care about most: monthly cash flow, a large first-year tax deduction, a mountain home your family will use, or a lasting luxury asset. Pick the matching buyer type above and the guide narrows to the properties and markets that fit. If you are between two, send me a note and I will point you to the best match.

What does the Est. Year 1 tax shield mean?+

It is an estimate of the first-year depreciation deduction a cost segregation study and bonus depreciation could create on the property, calculated at roughly 34 percent of the purchase price (85 percent of the price allocated to the building, with about 40 percent of that reclassified to fast-depreciating components). Your actual tax savings depend on your income, your bracket, and whether you qualify under the short-term rental rules. Please confirm everything with your CPA.

Where do the revenue numbers come from?+

Revenue figures come from the current owner's actual booking history where one exists, or from AirDNA market data and comparable properties where it does not. Each listing says which. Revenue is never guaranteed and varies with how a property is managed and priced.

How often is the guide updated?+

New opportunities are added as they come to me and removed the moment they go under contract, so what you see is what is actually available. Check the updated date at the top of the page, or ask to be put on the list for new options.

Can I buy outside Colorado?+

Yes. I work with Colorado properties, and I can refer you to trusted short-term rental agents in other states so you get the same kind of specialist help wherever you buy. Just ask.
